Continuing the series, I will get into further detail on what you should consider when purchasing a home.
Last time I spoke about three points to consider, Location, Size and Amenities.
Here are a few more considerations you should be taking before you settle on a house to buy.
Technology
In New homes you will find yourself in a home designed for 21st century living. This includes multiple phone lines, high speed internet, extra cable outlets, electronic fireplaces and much more.
Resale homes are not always wired for such technology; however there are cases when the current homeowners upgrade their home to suit such lifestyle changes. You might discover that in a resale home, outlets in the home and electrical systems might need to be upgraded, depending on how old the home is.
Maintenance
With New homes you do not have to worry about maintenance as much as you are covered by a warranty the builder provides. If any part of your house is damaged or found damaged, you have to speak to your builder to have it sorted out. You new appliances are not covered by the builder; it is covered by the manufacturer.
Resale homes maintenance depends on how well the current homeowners took care of it. If they maintained it well, you will find yourself in a better situation than if they didn’t at all. It might be hard to find existing materials if you need to fix parts of the house, and if you cannot then you are stuck with having to spend a lot of money into renovating the whole area.
Efficiency
New homes are made to meet higher energy standards and built to lower energy costs for homeowners. To do this, builders use newer building materials, such as glazed windows and thicker insulation. The appliances builders offer is also more energy efficient.
Resale homes will cost more to run, unless the systems have been upgraded. It can be expensive to replace windows and furnaces; however these improvements will cut down future expenses.
Considering these points will help you make a wiser decision as to which home to buy. I will continue this article, finishing off the series.
