
You have decided to take the path of buying a home, however you are at one of the biggest crossroads, new or resale?
There is never a definite answer for this, it boils down to what works best for you and you family.
To help you come to decision, I have prepared a small guide.
- Location
New Homes are most often built in subdivisions away from the city’s core. The lots tend to be smaller than in older neighbourhoods, and the houses are generally built closer together. As the homes in the neighbourhood come from the same builder, you will find the homes similar with minor differences. There will not be many trees and the landscaping will not be complete. You will have the essential services; however public transportation might not be adequate.
Resale homes are often found in established neighbourhoods. They are fixed local services, parks and schools. You will find the lots to be larger; however the homes might be smaller. In older neighbourhoods, you are sure to find more individuality.
- Size
New Homes will tend to much bigger than resale homes. This answers to today’s lifestyle demands which include open layouts, ensuite bathrooms, storage spaces and attached garages.
Resale homes will tend to have more interior walls, which create more rooms but less of an open feeling. The home might have more character, in the ceilings, archways and built-ins making the home distinctive.
- Amenities
New homes are built with the future promises of schools and parks; however they may not be constructed until after the development is complete.
Resale homes will already be part of an established area. Schools and parks have been built, and any neighbourhood conveniences have been established.
