When searching for a new home it is a good idea to attend some of the open houses in the area. Start by making a list of the attributes that are a must for you in your dream home such as location, price range, proximity to schools and interior and exterior features.
Since you might be attending various open houses in the span of a few weeks you may want to take notes and maybe even bring a digital camera to photograph some of the features you find appealing (make sure this is permitted beforehand). Important areas to focus on include bathrooms, bedrooms, the backyard and the kitchen. Be sure to highlight any recent upgrades.
There will usually be a Realtor present at the open house. Here are some key questions you should ask:
1. What are the homes in the area selling for?
2. How long has this home been on the market?
3. How old is this home?
4. What sets this home apart from others in the area?
5. What is the average list to sale price for homes in this area?
6. What are the utility costs? How much is the property tax? How old is the roof?
When you have located the home of your choice it is important to have a home inspection before you decide to make an offer. This might help to locate any structural or mechanical problems that might have gone unnoticed.
