Undeveloped land on the western fringe of the city’s industrial park could be transformed into a elf-contained retail and residential village with underground parking, a water/skate park and outdoor amphitheatre.
This concept was unveiled recently to the city council members on Monday during a public hearing into an application to rezone nearly 16 hectares of land along 28 Street North; the Global TV site from Industrial General to an Urban Innovation District.
This application is the first for the new urban innovation designation, which was created a year ago specifically to accommodate mixed land-use proposals which do not fit into the traditional guidelines.
The decision will be made on November 16th on the zoning application. Any proposal to develop the land would need approval from the city’s Municipal Planning Commission.
The initial concept was developed in consultation with the Lethbridge city’s planning department.
Plans are subject to revisions, but as of now there is call for a major retail store to anchor the development which would include more than 200 multi-storey condo units above ground level commercial units.
There would also be a large underground parkade built underneath much of the development, which would be geared to encourage mainly pedestrian traffic through common areas on the ground level.
